What You Should Know About Updates & Upgrades

Guests’ expectations are changing. They are becoming more sophisticated, demanding, and harder to please. Additionally, our area is experiencing incredible growth in the hotel and lodging industry (see article on back: “Gulf Coast Growth”) which means much more competition. As owners, you need to be constantly upgrading to keep up with your competition, and keep reviews positive. Making improvements on a rental property can help your return on investment. Upgrades capture the attention of prospective renters, and give your home a wider appeal. Guests appreciate upgrades, and it helps them to see the care and attention you have put into your property. Here are a few items that can make a big difference: 1) Add flat screen TV’s in every bedroom. Consider mounting them to the wall to create more space for your guests, especially if you still have an entertainment armoire taking up a large amount of space. 2) Bedding needs to be replaced every one to two years. Outdated and worn comforters, bed skirts and shams should be replaced with fresh, clean new sets, preferably all white, and add color with accent pillows. 3) Replace old mattresses. A good night’s sleep is extremely important to your vacationing guests. 4) Instead of cleaning your carpet again this year, consider replacing it with any hard surface. 5) Guests visit our area for the scenery; your balcony furniture should be comfortable and inviting. Replace rusted, broken & uncomfortable furniture with new, durable pieces. 6) Update all of your art. 7) And lastly - PLEASE resist the temptation to use second hand furniture.
