It's Time! Updates and Upgrades

Imagine that you are searching online for the perfect getaway. You have narrowed down your search to the exact size and amenities that you are looking for, and there are still thousands of units to choose from in your price range. But even if there were only two - if one has updated art and new furniture, bedding and appliances, and the other one has outdated furniture and decor, old appliances, and worn out bedding - which would you chose?
Competition along the Alabama Gulf Coast is stiff; potential guests currently have nearly 18,000 rental & hotel units to choose from, with more than 700 under construction. Expectations are changing; guests are more demanding and harder to please. Updated vacation rentals book earlier, at a higher price, and command more favorable reviews, which then helps with search results. It is so important for your unit decor to be up to date! Besides being more visually appealing, the perception is that an updated unit is well maintained, presumably with newer mattresses and comfy furniture that isn’t worn and lumpy. A unit with “set it and forget it” décor from years ago gives the impression that everything in it is as old as the décor, and the unit has not been maintained.
Making improvements can help your return on investment. Upgrades capture the attention of prospective renters and give your home a wider appeal. Guests appreciate upgrades, and it helps them to see the care and attention you have put into your property. If you aren’t ready for a complete remodel, consider these small changes that can make a big difference:
1) Add flat screen TV’s in every bedroom. Mount them to the wall to create more space for your guests, and get rid of the entertainment armoire taking up so much space. 2) Bedding needs to be replaced every one to two years. Outdated and worn comforters, bed skirts and shams should be replaced with fresh, clean new sets, preferably all white, and add color with accent pillows. 3) Replace old mattresses. A good night’s sleep is extremely important to your vacationing guests. 4) Instead of cleaning your carpet again this year, consider replacing it with any hard surface. 5) Guests visit our area for the scenery; your balcony furniture should be comfortable and inviting. Replace rusted, broken & uncomfortable furniture with new, durable pieces. 6) Update all of your art.
